RUPCO is leading the transformation of 418 and 430 Broadway (also known as the Strong Building), two historic buildings in the heart of Monticello, NY, currently owned by the Sullivan County Land Bank. Once vibrant fixtures of the downtown commercial district, these buildings have remained vacant for decades. Their restoration will bring new life to the community—providing affordable housing, commercial space, and economic revitalization for residents and local businesses alike.

The project will create safe, modern, and affordable housing in downtown Monticello. Apartments will be available for households earning up to 60%–80% of the area median income (AMI), making them accessible to local workers and families. Residents will enjoy easy access to jobs, retail, cultural events, daycare, and public transit, including the MOVE Sullivan transit system and Coach USA terminal.

Supporting Local Businesses
The addition of nearly 10,000 sq. ft. of retail space will provide opportunities for entrepreneurs and small business owners to thrive in Monticello’s growing economy. The redevelopment aims to attract restaurants, arts organizations, and service providers, helping to revitalize Broadway as a lively commercial corridor.

Monticello has a long tradition of being a bustling hub in the Catskills. The redevelopment of 418 and 430 Broadway honors this legacy by restoring two architecturally significant buildings and bringing them back to life. These efforts are part of the broader Monticello Broadway Historic District revitalization, ensuring that the Village’s rich history continues to be celebrated while adapting to modern needs.

Economic Revitalization for All
Monticello is one of five federal Rural Economic Area Partnership Program (REAP)  Zones in the Hudson Valley, identified as an area of economic distress. The Broadway Monticello Development Project is a catalyst for economic growth, aiming to:

  • Create new jobs and business opportunities.
  • Provide stable, affordable housing to working families.
  • Spur additional private investment in downtown Monticello.
  • Restore these buildings to the tax rolls, adding long-term value to the local economy.
